Estate Water Security Upgrade with Dual Boreholes

Commercial Project | Gated Estate

Project Overview

Client Challenge

A fast-growing gated estate with multiple housing phases depended on an undersized single borehole and irregular municipal supply. Storage capacity and pumping configuration could not keep up with peak morning and evening demand, resulting in rationing, low pressures and frequent tenant complaints.

AKO Solution

AKO designed and implemented a dual-borehole system feeding shared elevated and ground-level storage tanks, served by duty/standby pumps. A pressure-managed ring-main distribution network with zoning by elevation was introduced so that all blocks receive consistent pressure even as future phases come online.

Engineering Considerations

Hydraulic modelling informed the location of pump stations, non-return valves and pressure-reducing valves, minimising friction losses and water hammer. The design allows one borehole to be taken offline for maintenance without disrupting supply, and provides clear metering points so management can track consumption by zone and plan for further expansion.

System Specs

  • • Two production boreholes
  • • 200,000 L storage
  • • Duty/standby pumps
  • • Zoned ring-main

Results

  • • Zero outages (12 months)
  • • No water rationing
  • • Future-proof design
  • • Transparent metering

Where AKO Has Done Similar Estate & Residential Projects

AKO has supported estates, gated communities and mixed-use developments around Nairobi and its environs (including Kiambu, Ruiru, Juja, Athi River, Ongata Rongai, Ngong and Limuru), as well as estate clusters in Nakuru, Naivasha, Kisumu and Mombasa. This gives our team a strong reference base for pressure zoning, storage configuration and redundancy in modern residential settings.
